  • Contact Marina Vista Escrow for seller net sheet before listing appointment

  • Pre-open Preliminary Title Report

  • Obtain all Mortgage Statements from seller

  • Obtain copy of property tax statement

  • Statement of Information - Lien Check: Ask about Child Support / Alimony

  • Obtain HOA Contact Information and Mello Roose

  • If in trust - Obtain copy of Trust/LLC/Corp/AOI/SOI

  • Title Company - Contact Rep

  • If 1031 Exchange, coordinate with accommodator

  • If home has solar panels, get sale/lease contract information​

  • Advise buyer to have Earnest Money Deposit ready

  • Turn deposits into Escrow

  • Obtain Statement of Information

  • Arrange for Hazard Insurance ASAP

  • Obtain vesting information

  • Send mortgage lender and Transaction Coordinator information to Escrow

  • If Corp/LLC, send articles of incorporation/SOI/Authorized Signers to Escrow

  • Make sure escrow receives ALL invoices/bills ASAP​
